A Real Estate website that has any relevancy these days should provide search capabilities to consumers enabling them to search any and all listings in the respective MLS. What consumers do not realize is that not all real estate websites are created equally. Websites owned and controlled by an agent or a broker are typically fed with listings directly from the MLS while portal websites (websites controlled by non real estate brokerages) such as Zillow, Trulia, Listhub and many others do not always have access to these same listings through the same methods agents and brokers use.
Furthermore, even some agent and broker websites don’t stack up to one another. While listing content and homes for sale may be the same, actual data sets provided to the consumer from within those searches are often limiting or restricting access to data fields that consumers are looking for. Some of these most common fields not displayed on a home search are; Original List Price, Price Change History, and Days on Market and even in many cases the ability to search sold listings.
